About Us
Third age living is a new way of taking full advantage of the benefits of our post-work years. Our first age is childhood, and our second age is a time of work and family responsibilities. Our third age is a time when we can devote more time to self-awareness and personal growth. Third age living is a community-based way of life that supports us and allows us to explore all the opportunities that come to us during the best years of our lives.
Elements Third Age Living@Springwood was designed by Managing Director Chiou See Anderson for independent and social people. After extensive academic and industry research, Chiou See created the Elements lifestyle and community environment which valued aging successfully above everything else. Every aspect of the boutique community has been designed to give you maximum independence within a beautiful, livable, peaceful and environmentally sensitive and supportive community.
The community is owned and operated by Elements Third Age Living @ Springwood Pty Ltd as trustee for The Chiou See Investment Trust and as trustee for The Barclay Elements Trust.
Living at Elements
All residents are required to be over the age of 55. In the case of joint applicants you both need to be 55.
Our gardeners will maintain the front and community gardens as part of the General Services Charge. Courtyard gardens are the responsibility of the resident.
Due to our unique location – to ensure that local fauna is protected from injury by cats and dogs - the Logan City Council has placed a condition on our development permit that cats and dogs must not be kept on the premises.
This is your home and your family and friends are welcome to come and visit any time. For security reasons, a resident is required to obtain approval from management for visitors staying more than three weeks. The communal facilities are available for your visitors to enjoy whilst you accompany them.
How wonderful to be able to lock up your home and leave with a greater sense of peace knowing that your home is in a secure estate. If you are traveling for any extended period just let the Manager know and we will have our staff look into the security of your home.
Physical and psychological
Maintaining your overall wellbeing is paramount to your ability to age successfully and happily. At Elements, we have designed a dedicated wellness retreat that comes with the following facilities to help you maintain your physical wellbeing: - 10 person indoor spa; - Gym and yoga room; - Outdoor exercise area for activities such as tai chi and outdoor yoga; and - Swimming pool.
Being located next to the Daisy Hill State Forest, Elements offers plenty of opportunities to venture into the forest for a bush walk or a bicycle ride on the designated paths. We also have a Japanese Zen garden, a chicken pen and an organic vegetable garden which you can put your gardening skills to use and grow your own vegetables.
At Elements we understand the importance of security and have designed the village with the latest security systems which include security cameras and remote control access to the main and other ancillary gates.
Each home is fitted with an emergency response system. This system is monitored 24 hours a day.
At Elements we have established relationships with key care providers who are able to offer a wide range of services for personal health care tailored to suit your individual needs. Blue Care Southern Regional Office is located 800 m west on Dennis Road. The services they offer include Community Aged Care Packages, domestic assistance, personal care and allied health services.
Social
Your clubhouse is the perfect environment for you to enjoy an extensive range of activities, swim in the outdoor pool or unwind in the spa overlooking the bush land. With the Daisy Hill State Forest at your door, an organic garden, chook pen and a worm farm you will never be far from nature. There is every opportunity for you to be as active or relaxed as you desire
Our 950sqm clubhouse incorporates: Stage Dance floor Billiards table Lounge area Library and computer room Multi-purpose room Communal kitchen Residents’ bar BBQ area Craft room Workshop Professional consulting room Beauty room
The community will provide transport to the local shopping centre twice a week. In addition, Logan City’s Clark bus service has a just stop 800m down the road.
Financial
While you do not own the building or land, you will enter into a lease agreement which gives you the right to occupy the home for the duration of your life.
Once you sign the Public Information Document for Elements Third Age Living @ Springwood, you will be required to pay a $1,000 deposit. If you decide not to go ahead with the Resident Contract in your 14 day cooling off period, the deposit is fully refundable.
There is no stamp duty to pay compared with buying your own property. You will need to pay associated legal costs for the registration of the lease, including signing our standard Certificate of Independent Advice which is a requirement so that you understand the documents you are signing.
After a Resident Contract is signed by you and the operator, you have a 14 day cooling off period. Once you commence occupancy, the lease is registered with the Queensland Government (Department of Natural Resources and Water) against the title for the land.
Elements Third Age Living @ Springwood will be a registered retirement village scheme, which means the rights of its residents are afforded protection under the Retirement Villages Act 1999 (Act).
There is a General Services Charge, which is a combination of a charge for general services and a Maintenance Reserve Fund Contribution (adjusted annually). Contributions to a Capital Replacement Fund for replacement of the village’s capital items are solely the responsibility of the scheme operator.
You may also have costs for personal services if you want to use them and subject to availability, which do not form part of the General Services Charge.
The General Services Charge covers the cost of operating and maintaining the services and facilities within the Village. This charge covers, but is not limited to: operational and staffing costs, insurance (excluding personal or contents), day to day maintenance, lawns and grounds maintenance, rates and taxes, community lighting, maintaining the community centre and recreation facilities, cleaning of communal areas and costs associated with the village bus.

The total GSC can only be increased by the Consumer Price Index percentage for the financial year except for statutory charges or rates, salary and wages (under certain conditions), insurance premiums or excesses, the maintenance reserve fund contributions and charges approved by special resolution at a residents meeting.
You pay for your communication needs, contents insurance and electricity. The hot water systems for the homes and the water tank pumps will be wired into the communal electricity thereby forming part of the General Services Fee.
These contributions are for maintaining and repairing the retirement village’s capital items including your homes and are regulated under the Act.
You can terminate your Lease at any time by giving one month’s written notice to the scheme operator. Information regarding the reselling and the terms of the repayment of your loan are set out in the Public Information Document.
This depends on the option you have chosen and the length of time you have occupied your home. Details are available by obtaining our Public Information Document.
